Housing inventory is tight
NWMLS saw 10% fewer listings hit the market last
month than in June 2019, but saw 14% MORE
properties go pending. #lowsupply
Buyer’s market: more than 6 months of inventory
Seller’s market: less than 3 months of inventory
Neutral market: 3 – 6 months of inventory

Homes are sold faster
Days on market is flat in June. And still lower, on
average, than June 2019.
Upward trends indicate moving towards a Buyer's market.
Downward trends indicate more of a Seller's market.

Home prices holding strong
Median sales price jumped in June as the
“sales mix” shifted to include more homes in
the higher price ranges (e.g. smaller
proportion of sub-$500k homes being sold).
